   Making The Right Choice 


       After you have made the decision to purchase a home, it is critically important for you to find a competent and accessible Buyer’s Agent to represent you. Buyer’s Agents work for you, free of charge. Their pay comes on the day of closing, from the amount that the Seller agreed to pay, when he or she signed their listing agreement. It is important to note, that by Massachusetts State Law, The Buyer’s Agent is bound to represent YOUR interests, not the Sellers. So, it is imperative to ask the question, “Why wouldn’t you want a Buyer’s Agent working for you?.. setting up appointments to view properties on days and at times that are convenient for you, doing comps on properties that are of interest to you, so that you know whether a property is accurately priced according to the market, helping you to negotiate the best possible terms and price....when you do make the decision to put in an offer, guiding you in your selection of home inspectors, and again, re-negotiating the deal if the home inspection turns up things that are of concern for you. Should you decide to “go it alone” without the help of a good Buyer’s Agent, you are literally opening up the door to trouble. Above all else, keep mindful that the listing agent represents the SELLER and only the SELLER. When you go into an open house, for example, it is not in your best interest to enter into conversation with the person on duty.. who IS representing the Seller. Any thoughts you have on the property should be kept to yourself, and you should discuss your feelings with your Buyer’s Agent when you return home from the Open House.
